Why Valencia is becoming one of Europe's most sought-after property destinations

Valencia has spent years being quietly undervalued relative to Barcelona and Madrid. That is changing fast. The city hosted the America's Cup in 2023 and the Formula 1 street race for years — and both events accelerated international awareness significantly. But beyond the events, Valencia has simply become a very well-functioning, genuinely enjoyable city to live in.

It has a metro, excellent public transport, one of Europe's largest urban parks (the Turia River Garden, a 9km green corridor through the heart of the city), the futuristic City of Arts and Sciences, a historic centre with a Roman foundation, and urban beaches just 20 minutes from the centre by metro. And it costs significantly less than Barcelona for comparable property.

Valencia vs Barcelona: the price gap is significant

A 3-bedroom apartment in a prime Valencia neighbourhood (Ruzafa, El Carmen, Pla del Real) costs approximately €350,000–€600,000. An equivalent property in Barcelona's Eixample or Gràcia would cost €700,000–€1,200,000. For international buyers who want a genuine European city lifestyle with Mediterranean weather, Valencia increasingly wins the value argument.

Valencia's beach areas: an underrated option

The Malvarrosa and Las Arenas beach districts are experiencing significant regeneration and rising prices — but still offer beachside apartments at 40–50% below comparable Costa Blanca resort prices. The Cabanyal neighbourhood, once run-down, has become one of the city's most creative and desirable areas. Buyers who get in now are ahead of the curve.

EU city for expat quality of life

Valencia for permanent residency vs second home

Valencia works particularly well for buyers considering permanent relocation — especially remote workers, retirees and families. The city has a genuinely international expat community, several international schools (British, American, French and German curricula), excellent public and private healthcare, and a cost of living significantly lower than Northern European cities.

For a second home, Valencia city is less obvious than a coastal resort — but the beach districts (Malvarrosa, Cabanyal) give you city culture and beach access together, which is a combination difficult to find elsewhere in Spain. And Valencia airport has direct year-round connections to Amsterdam, Brussels, Frankfurt, London and most Northern European capitals.
